Signing the Contract
Your Agent will help you set up appointments within the time frames required by your agreement for property evaluation. Depending upon where you live, this could include inspections for structural engineering, termites and/or other pests and insects, asbestos, underground oil tanks, septic tanks, dry rot, roof condition, well tests, soil percolation tests, hazardous materials testing, plumbing, electrical, and/or equipment testing, and much more. Your Realtor can assist you in finding and setting up appointments with local qualified professionals to perform these tests and issue written reports.

Your Agent will order a preliminary title report that you can examine. Should there be any issues affecting title to the property, your Realtor, with the help of an attorney and/or the title company, can help to resolve these issues long before closing.
Once all issues have been removed regarding inspections and title, and both seller and buyer have agreed upon repairs and/or compensation, then contingencies to the Purchase and Sale Agreement are removed.
Your Agent will notify your Mortgage Representative and an appraisal of the property will be ordered by your lender. Once the appraisal is in and acceptable, the lender prepares documents in anticipation of closing or settlement.
